Using Your VA Loan in San Diego County: What Actually Matters

Most of what gets written about VA loans is written by people who have never used one. My husband is a Navy veteran and we used ours to buy. So here is the version I would give a friend, not the brochure version.

Zero down is real, and it is the whole point

The VA loan lets you buy with nothing down. In a county where a 20% conventional down payment runs well into six figures, that is not a small perk. It is the difference between buying now and buying in eight years.

You still need money for closing costs and reserves. Zero down does not mean zero dollars. But it is a fraction of what a conventional buyer brings to the table.

There is no VA loan limit if you have full entitlement

This one trips people up constantly. If you have full entitlement and no active VA loan, there is no loan limit. The VA does not cap what you can borrow. Your lender caps it based on what you can repay.

The $832,750 baseline conforming figure you will see quoted for 2026 matters if you have partial entitlement, meaning you already have a VA loan out or had one go to foreclosure. In that case the limit affects how much the VA will guarantee, and you may need money down on the difference.

In San Diego County, where plenty of homes clear that number, knowing which bucket you are in changes your entire search.

The funding fee, and how some buyers skip it entirely

The VA funding fee takes the place of mortgage insurance. On a purchase with nothing down:

  • First use: 2.3%
  • Subsequent use: 3.6%

Put 5% down and it drops to 1.65% either way. Put 10% down and it is 1.40%. On a $700,000 purchase at zero down, first use, that is roughly $16,100 , usually rolled into the loan rather than paid at closing.

Here is the part a lot of buyers never hear: if you receive VA compensation for a service-connected disability, you are exempt from the funding fee entirely. Not reduced. Exempt. Your Certificate of Eligibility will show it. If you think you might qualify and your lender has not asked, bring it up.

The VA appraisal is stricter, and that is on purpose

A VA appraisal does two jobs. It sets value, and it checks the house against Minimum Property Requirements. Peeling paint on a pre-1978 home, exposed wiring, a roof at the end of its life, no working heat. Any of those can stall a deal.

Out in East County this matters more than people expect. Well and septic get looked at. Private road access gets looked at. A house that would sail through a conventional appraisal can hit a snag on VA.

That is not a reason to avoid the loan. It is a reason to have someone who knows what the appraiser will flag before you are already under contract.

Sellers who say they do not take VA offers

You will run into this. It is usually built on a decade-old reputation for slow closings that no longer holds up.

The fix is not arguing. It is writing an offer that answers the listing agent's concerns before they raise them: a lender who actually picks up the phone, a realistic timeline, and a pre-approval that has been underwritten rather than a form letter.

You can use it more than once

The VA loan is not one and done. Entitlement can be restored after you sell, and in some situations you can carry two VA loans at the same time. That is how a lot of military families end up keeping the house from their last duty station and buying again here.
